Vishal Khanna

Vishal Khanna is the President and CEO of Northern Pointe Development.  Mr. Khanna founded the company in 2015 through the amalgamation of multiple corporations in an effort to consolidate various disciplines under one corporate umbrella.

Under Mr. Khanna’s vision of an “Integrated Design Practice”, Northern Pointe Development has positioned itself to handle the most complex projects by integrating a consortium of strategic alliances with Design professionals, General Contractors and Construction Managers.

Mr. Khanna has been instrumental with the development and design of the Wyndham Grand Nevis, and has been responsible for all areas of the project development including the assembly of the entire design team, procurement of the financing, management of the sales brokers, developing marketing strategies, negotiating all contract documents and establishing the relationship with brand operators and management companies (in multiple sectors).  He also negotiates with local and federal governments to have a variety of projects permitted and approved for development and construction.

Mr. Khanna has been involved in the Clean Technology sector for a majority of his career, spending his early years dealing with Water Purification Systems.  Prior to founding Northern Pointe Development, he founded Pulstream USA Inc., a consulting and development company involved with Renewable Energy projects.

Mr. Khanna, as President and CEO of the firm, brings to the practice extensive experience in project development with a background in engineering and over 12+ years business knowledge in several fields including manufacturing, engineering (automotive, energy and building services), project development, project management, business operations and business management.  He also specializes in all areas of project development including assembly of design teams (architects, engineers, construction managers, landscape and interior designers) procurement of project financing, negotiations with federal, state and local government authorities and negotiations for all project contract documents.

Also, as a Partner of Lehr Engineering Mr. Khanna brings to the practice his experiences with environmental issues and sustainable natural energy systems.  In addition, his unique experience with water purification and treatment technologies provides special expertise needed for high quality grey water applications.

Mr. Khanna has not only been responsible for the engineering and design of numerous Multi Mega-Watt utility scale wind and solar energy projects, but has also been instrumental in the overall development and construction of these projects.

Valentine A. Lehr, P.E., F. ASHRAE, F. ASCE, LEED AP

Mr. Lehr is an internationally known consulting engineer and distinguished keynote speaker providing early insight on industry mega trends and focusing on their impact to the construction industry and the global inhabitants who occupy the built environment. He gave the keynote address at eight Global Engineering Conferences. Known for innovative design solutions to unique buildings and projects, he has over 50 years of experience on a wide variety of diversified private and governmental projects.  He is especially noted for his innovative work with ultra-tall buildings, hotels and projects having unique requirements. He leads an engineering firm which has completed over 25,000 project assignments in its 48-year history.

Mr. Lehr earned his Bachelor’s degree in engineering from Manhattan College (1962), has a Master of Science degree in Engineering from Brooklyn Polytechnic Institute (now NYU’s Tandon School of Engineering) (1966) and has a Doctoral Degree (Hon) from Manhattan College (2007).  He is a member of multiple Professional Organizations and a Fellow of both ASHRAE and ASCE. He has Professional Registrations in multiple States and disciplines, and is both a Chartered Engineer in the United Kingdom and a Registered Professional Engineer in Australia.

During his long career, he has taught at New York University’s School of Professional Development (42 years), lectured at numerous Universities and is on the visiting faculty of the University of Melbourne (Aust).  He has served on the Boards of numerous organizations, and is the former Vice Chair of the Manhattan College Board of Trustees and the immediate past Board Chair of La Salle Academy.

An advocate of sustainable design and total integration of building systems and components, he continues to work towards improved construction technology based on advanced integration coupled with innovative systems and components.

Hotel Ritz

Paris, France
NPDL Design Engineering Partner, Lehr Engineering has been involved with the world-renowned Hotel Ritz on Place Vendome, Paris since 1979, providing engineering design for the major early 1980’s renovation and the recently completed complete upgrade of the hotel.  In the intervening years, we provided continuing overview of system condition and resolution for operating issues.  This luxury hotel required high reliability, low acoustical levels and exacting temperature control, all in the context of a building dating back to the early 1700’s.

Story
Caesar Ritz is renowned as the Father of the Luxury Hotel, and the name Ritz is synonymous with luxury.  The Hotel is noted for “old style” elegance and service.  At the same time, Clientele increasingly demand improvements in technology.  Providing solutions which seamlessly integrate technology with traditional elegance is a unique problem and one which NPDL Design Engineering Partner, Lehr Engineering has been able to resolve.  Additionally, the Ritz is located in one of the most sensitive historical districts in Paris with regulations which negate many of the normal typical hotel systems from consideration.

Merdeka PNB 118

Kuala Lumpur, Malaysia
The Merdeka PNB 118 tower, currently under construction will be the tallest building in Kuala Lumpur, and be the centerpiece of the new Warisan Merdeka District, and will serve as headquarters for the PNB Indonesian National Insurance Company.

The 3.1 million square foot, 682-meter tall Tower will contain a 5-star hotel, residential apartments, mixed use space and the PNB offices.  This building is significantly taller than the Petronas Twin Towers.

Story
PNB is the Indonesian National Insurance Company which currently has offices in a number of building spread throughout Kuala Lumpur.  The Warisan Merdeka District is a historic section of Kuala Lumpur which contains the National Stadium, as well as any enclosed stadium/arena.  PNB decided to consolidate their offices in a single tall tower and to locate it in the Warisan Merdeka District which is also a sports center in KL.  In developing the Tower, the project was expanded to include an integrated shopping center as well as hotel facilities.  NPDL Design Engineering Partner, Lehr Engineering, with its experience in tall buildings, provided the design for the building as well as for a central heating and cooling plant which will serve the entire District.  This project is currently under construction.

Taipei 101

Taipei, Taiwan
We provided full MEP/FP/LS for this new mixed-use 101-story office tower.  At the time of completion, is was the tallest skyscraper in the World, Taipei 101 is home to the Taipei Stock Exchange in addition to numerous international companies and a 1.6 million ft2 shopping center with soaring glass-domed social space at the foot of the Tower.  The project featured advanced engineering concepts including an extensive ice thermal storage facility which significantly reduces peak electrical demands and overall operating expenses.

When completed the 508-meter tall, 101-story Taipei 101 Tower was the tallest building in the World.  In addition to the Tower, a 1,600,000 square foot shopping center formed the base for Taipei 101.  This project was constructed in a severe earthquake zone and a City which experiences multiple severe typhoons each year.

Story
We had been working with the Owner of Taipei 101 for a number of years examining the possibility of an ultra-tall building on a limited building site.  Each of these solutions ultimately proved unsatisfactory.  When the Owner acquired a significantly larger site, immediately across from City Hall, the area proved satisfactory for this mega construction.  In addition to the more conventional design parameters, the building needed to observe feng-shui constraints. The municipal city council was also very conservative with regard to life safety, requiring multiple zone of refuge and establishing requirements to assure that the smoke exhaust system would remain fully functional in the midst of 180 mph typhoon winds.

The project contains multiple innovative features including thermal storage plants in both the Tower and the Shopping Center base, low temperature air distribution, and a chiller plant which produces almost all the required building cooling overnight when electrical energy is significantly cheaper.

New York Hilton Hotel

New York, NY
NPDL Design Engineering Partner, Lehr Engineering has a long history of involvement with the iconic New York Hilton.  Principals of the firm were engaged in the initial design of the building, and beginning in 1975 Lehr was directly involved in a variety of modifications to the building including major refrigeration equipment and cooling towers, designing modifications to the guest room air conditioning elevating it to the state-of-the-art and providing for a pioneering fuel cell installation, one of the first in New York City.  Lehr also providing engineering for the last major lobby and public area renovations.

When Hilton contemplated expanding the original 2200 room hotel, NPDL Design Engineering Partner, Lehr Engineering also provided the complete engineering design package for a 1000 room addition which ultimately did not proceed as the combined scale of the expanded property was deemed too large to maintain the high standard Hilton set for this property.

Story
When originally constructed, the New York Hilton was the largest modern hotel in New York City.  Hilton endeavored to keep that property at the cutting edge of current design and amenities, and that required a continual upgrade of design and services, especially in regard to air conditioning.  Additionally, beginning in 1975, energy conservation and system efficiency evolved as a major concern for hotel operations.  NPDL Design Engineering Partner, Lehr Engineering provided the needed services to keep the New York Hilton current with technology and to assure energy efficiency and effective utility cost control for profitable operation.

Robert Wood Johnson University Hospital

New Brunswick, NJ
Robert Wood Johnson University of Medicine and Dentistry is a major medical facility in Central New Jersey and includes the main hospital complex in New Brunswick as well as an auxiliary campus in Piscataway in New Jersey.  NPDL Design Engineering Partner, Lehr Engineering completed a number of projects at the New Brunswick campus including their new Children’s Hospital Building, a new Oncology Center Building and in excess of 45,000 square feet of retro-fit of adjacent buildings.  Additionally, NPDL Design Engineering Partner, Lehr Engineering undertook a comprehensive evaluation of air distribution systems at the Piscataway campus.

NPDL Design Engineering Partner, Lehr Engineering was selected for this prestigious assignment because of the significant amount of work successfully undertaken at a number of other major medical facilities in the State of New Jersey. We are especially proud of the Children’s Hospital which was a state-of-the-art facility serving a good section of east central New Jersey.

Aga Khan University Hospital and Medical College

Karachi, Pakistan
NPDL Design Engineering Partner, Lehr Engineering has provided engineering services for this major hospital complex since it was first constructed in 1975.  The Aga Khan University Hospital and Medical College is located on a large campus in central Karachi and consists of the main Hospital, a Filter Clinic, a Doctors’ Office Building, a Medical College, a Nurses’ College, and residence buildings for students and staff.  When it was initially completed in 1980 it was the largest medical facility between Europe and Japan.  NPDL Design Engineering Partner, Lehr Engineering also provided ongoing engineering services including a new Master Plan in 1995.

Story
The Aga Khan facility was intended to be a major improvement in healthcare in Karachi not only in size, but also in sophistication.  Karachi City was notorious for its lack of infrastructure and water supply and electrical power were especially critical.  The site was designed to operate in a stand-alone manner with full standby power, and extensive water storage and treatment facility, and a highly sufficient central refrigeration plant designed to provide for later co-generation.

On completion, this project won numerous awards for design, engineering and medical advancement.

New York Power Authority Black Start Installation

Story
New York City has experienced several major power outages where restoration of power took several days.  Determined to have a rapid restart in the event of another major outage, the New York Power Authority, acting as Agent for Consolidated Edison, determined to add Black Start capability (Black Start is what is referred to when power is completely off and plants must be restarted) to several major generating stations.  With these stations capable of being brought on line quickly, they could expedite the rapid restart of other stations on the grid.

NPDL Design Engineering Partner, Lehr Engineering designed one megawatt quick start generators at each of the two Bronx Stations, and configured the electrical distribution to enable a quick restart of the main generators thus avoiding a long shutdown while the equipment cooled sufficiently to allow a more conventional restart.  That restart also required high pressure gas and the maintenance of gas boosters.

These projects were successfully constructed and tested.  NYPA and Con Ed both expect to be able to restart the entire grid in the future more expeditiously.

NIA signs agreement with Northern Pointe Development Ltd for construction of resort

NIA CHARLESTOWN NEVIS (December 06, 2018) — Hon. Mark Brantley, Premier of Nevis, believes the people of Nevis are looking forward to the start of construction works with great anticipation for a major hotel development at Potworks in the Parish of St. James’.

His comment came moments after an agreement was signed between the Nevis Island Administration (NIA) and Northern Pointe Development Ltd. at Cabinet Room on December 05, 2018, paving the way for the construction of a proposed Wyndham Grand resort at Long Haul Bay on Nevis.

“This has been a very long process. It has been, I think, a lot of back and forth as we have tried to come to an agreement as to concessions and the like that both parties can live with. I feel that we have tried to negotiate in good faith, perhaps it has taken longer than it should have but nevertheless we are here today, and we are happy that we are able to sign this.

“It’s a good, if you will, advance Christmas present that the people of Nevis can see some forward movement in relation to this very significant project…I think the people of Nevis are looking forward with great anticipation to the start of this project,” he said.

The Premier also expressed hope that the project would come to fruition.

“I hope I’m not presumptuous because I have been told that by the first quarter of next year we should see some movement. We have signed a lot of these agreements and so it is important for us to move it off the table and on to the ground at Potworks so that is why we are investing.

“We are willing to be flexible in terms of various concessions that have been sought but the objective really is to get the project moving,” he said.

Mr. Brantley registered his gratitude to all those involved in the project including Dr. Cardell “Bal” Rawlins and Mr. Morrice Tyrell, the local representatives of Northern Pointe Development Ltd.

Mr. Vishal Khanna, President and Chief Executive Officer of Northern Pointe Development Ltd., who signed the agreement stated that they are confident moving forward with the project.

“We have been eager to begin this project for many months now and it’s been a long road…We feel very confident that moving forward this project is going to be a great success and we would be able to provide to the island as we have promised and look forward to working and growing with you guys for the next few years and beyond during operations,” he said.

The Wyndham Grand Nevis, will be constructed on a 30-acre beachfront property owned by Northern Pointe Development Ltd. and managed by the Wyndham Hotel Group.

On completion, the five-star luxury resort will comprise of 170 two- and three-bedroom suites, condominiums and villas, a private beach club, five dining areas, infinity pools, meeting spaces and more.

Also present at the signing ceremony were Mr. Colin Dore, Permanent Secretary in the Ministry of Finance who signed the agreement with Premier Brantley; Area Representative for St. James’ Parish Hon.
